What types of homes do you build?

At Dakota Cabin, we specialize in high-quality tiny homes, park model cabins, and portable cabins designed for full-time living, vacation use, or investment properties. Our homes combine rustic charm with modern comfort.

Are your homes built on wheels or permanent foundations?

We primarily build our units on trailers with wheels which can be delivered to your property and set in place. All models are built on steel trailers for transportability and can be built on skids if permanent placement on a foundation is desired. A potential advantage, depending on the state, is that tiny homes on wheels can be exempt from property taxes.

Are your cabins built to code?

Yes. Our homes are built to meet RVIA (for park models) or applicable building standards, ensuring durability, safety, and long-term livability.


Customization & Design

Can I customize my cabin?

Absolutely. Customization is one of our strengths. You can choose:

  • Floor plans and layouts, even fully custom floor plans
  • Interior finishes (wood tones, countertops, flooring)
  • Exterior siding and colors
  • Fixtures, appliances, and upgrades

We work closely with you to build a cabin that fits your lifestyle and land.

Do you offer standard models?

Yes. We offer a range of proven cabin models that are functional, efficient, and beautifully designed. These can be customized to fit your needs.

Can I match the cabin to my land or ranch style?

Yes—that’s what we’re known for. Whether you're going for modern farmhouse, rustic ranch, or a classic cabin look, we can tailor the design to fit your property.


Pricing & Financing

How much do your cabins cost?

Pricing depends on size, layout, and level of customization. We offer options ranging from simple, budget-friendly cabins to fully upgraded homes with premium finishes. We also sell shells that DIYers enjoy finishing out which have their own pricing. All in all, a project may cost anywhere from $30k to $200k+.

Do you offer financing?

We can connect you with lenders who specialize in cabin and park model financing. Financing options vary based on the home type and your situation.

What’s included in the price?

Base pricing typically includes:

  • Fully constructed cabin
  • Standard interior finishes
    • Pine tongue and groove wall cladding, LVP flooring,
  • Electrical and plumbing systems
    • 30 gal. elec. Water heater, Dual-head mini-split heat pump system
  • Trailer, wheels and axles

Additional costs may include delivery, site prep, utility hookups, and upgrades.


Delivery & Setup

Do you deliver?

Yes, we deliver nationwide. The delivery charges is based on distance.

What do I need to have ready on my property?

Most sites will need:

  • A level pad (class 5 gravel or concrete)
  • Utility access (water, septic/sewer, electricity)
  • Clear access for delivery (min. width of 16’ and min. height of 15’)

We’ll guide you through exactly what’s needed before delivery. If the property is within 100 miles of our shop, we will personally conduct a site visit in preparation.

Do you help with setup?

We coordinate delivery and placement, and we can recommend trusted contractors for utility hookups and site preparation if needed. We offer these further services at an additional charge if desired.

Build Timeline

How long does it take to build a cabin?

Typical build times range from 8–12 weeks, depending on the model and customization level.

Is there a waitlist?

Due to demand, we often have a production schedule. We’ll give you a clear timeline when you reserve your build slot.


Living in Your Cabin

Can I live in one of your cabins full-time?

Yes—many of our customers use their cabins as full-time homes, guest houses, or rental properties. Always check local county regulations for placement.

Are your cabins energy efficient?

Yes. We build with:

  • Quality insulation
  • Energy-efficient windows
  • Durable materials suited for all climates

Can these be used as Airbnb or rental units?

Absolutely. Our cabins are very popular for short-term rentals, hunting properties, and guest accommodations.

Do you offer a warranty?

Yes. We stand behind our craftsmanship and offer a limited warranty on structure and workmanship.

Zoning, Permits & Regulations

Do I need permits for a tiny home or cabin?

In most cases, tiny homes on wheels and park model cabins are classified as RVs (recreational vehicles). Because of this, they typically:

  • Do not require traditional building permits or inspections
  • Are not subject to property taxes (when not permanently affixed)

This is one of the major advantages of choosing a park model or portable cabin.

Are there any restrictions I should be aware of?

Yes. While state-level requirements are minimal for RV-type homes, local counties and cities and HOAs may have their own rules regarding:

  • Where RVs can be placed
  • Whether full-time living is allowed
  • Utility connections and hookups

We always recommend checking with your local county before placement.

What about other states?

Regulations vary. Some states may:

  • Require permits or inspections
  • Classify the home differently
  • Apply property taxes
